Unregulated Bridging, Commercial, Development
These products are not regulated by The Financial Conduct Authority. However, The Introducing Broker Finance Hub Ltd is a member of the NACFB where we comply with a code of conduct and minimum standards to ensure the highest level of advice and service.
Wills, Trusts and Estate Planning
These products are not regulated by The Financial Conduct Authority.

How much does The Introducing Broker Finance Hub cost?
To ensure you get the best possible service no matter how complex your situation, The Introducing Broker Finance Hub Ltd usually charges a fee for mortgage advice.
For a standard mortgage or remortgage, we charge £495, and for a more complex mortgage (adverse credit, Lifetime Mortgage, Sharia Compliant Home Purchase Plans) we charge up to £1,495.
These represent our typical fees, but your adviser will let you know at the outset if a different fee structure is applicable to your situation. The maximum fee we charge will never be more than £1,495.

Why not go direct to your bank?
Great question! While your bank can only offer you its own products, we at The Introducing Broker Finance Hub provide access to thousands of mortgage products from a wide range of lenders. This allows us to find the most suitable deal for your specific needs and circumstances, including exclusive rates that are only available through intermediaries.
Our job is to thoroughly understand each lender’s criteria and match you with the right product—whether you’re a first-time buyer, looking to remortgage, or seeking a buy-to-let property. We offer impartial advice, with no incentive to favour one lender over another, so you can trust that our only goal is to secure the best possible deal for you.
In addition, many clients prefer using a broker because we manage the entire application process, doing the heavy lifting on your behalf. From navigating lender requirements to arranging any related insurances, we take care of the details so you can focus on what matters most.
If your bank does happen to offer the best option, we’ll let you know—our service is about saving you time, money, and ensuring you get the right mortgage, hassle-free.

We are independent and whole of market access to all lenders that work with intermediary lenders. As of October 2024, we have access to:

Our sourcing systems scan the market to find you the best deal and our experienced team of advisers cross examine your needs & circumstances against the lenders criteria to fit you the best and most suitable deal for your circumstances. We’re obliged and mandated by The Financial Conduct Authority to recommend the best deal for you, so we are always working in your best interests.
We also have the ability to register with new and emerging intermediaries lenders when they come to market but we often find our access accommodates for most needs.
Do you advise on Sharia Home Purchase Plans?
Yes, we do! We’re proud to be one of the few UK firms authorised by The Financial Conduct Authority to offer advice on Sharia – Compliant Home Purchase Plans.
To make sure everything stays in line with Sharia law, our advice process is reviewed each year by an Islamic Scholar/ Mufti. We’ll only recommend to you finance providers that have also been certified by an Islamic Board / Scholar, and if you’d like, we can provide you with a copy of their certification for peace of mind.

As we are regulated by The Financial Conduct Authority, there’s a number of things we have to check before we can delete your data. Sometimes, due to regulatory rules, we may not be able to erase your data to comply with legislations. If this is the case, we will inform you of this in writing.
As standard, you’ll be automatically unsubscribed from our emails.

Are you going to sell or pass on my personal details to anyone?
In short, No.
Naturally, we’ll need to share your personal details with the recommended lender or insurer to process an application but that’s only after you decide to proceed with us and give us consent to do so.
You might have decided to benefit from our additional services such as conveyancing partners, will writing, or a referral for a particular need but we will always obtain your express permission before doing so, and you’ll receive a confirmation letter from us to confirm out referral.
