Frequently asked questions
Do you charge broker fees in Kent?
To ensure you get the best possible service no matter how complex your situation, The Introducing Broker Finance Hub Ltd usually charges a fee for mortgage advice.
For a standard mortgage or remortgage, we charge £495, and for a more complex mortgage (adverse credit, Lifetime Mortgage, Sharia Compliant Home Purchase Plans) we charge up to £1,495.
These represent our typical fees, but your adviser will let you know at the outset if a different fee structure is applicable to your situation. The maximum fee we charge will never be more than £1,495.
Why use a mortgage broker?
- You’ll get expert advice from a fully qualified specialist.
- You’ll get access to over 90 lenders, often with exclusive deals not found on the high street or through other channels
- A personal protection review with our in-house protection specialist, helping to ensure you have the right cover in place should the unexpected happen. We’ll also offer you a complimentary annual review to ensure your plans remain suitable for your needs and circumstances
- Plus we’ll do all the hard work, so you don’t have to! We’ll help you find the right mortgage and conveyancer, and we’ll liaise with your solicitor and estate agent once your offer has been accepted.
How quickly can you arrange a mortgage in Kent?
We offer same-day appointments and can secure decisions in principle in as little as 4 hours.
For bridging, commercial, and development finance, we can often provide 5 different lender decisions within a single application, with results frequently available the same day.
For standard residential mortgages, formal offers typically take 1-2 weeks from submission, though this may be longer depending on case complexity and individual lender requirements.
Can you help if I've been refused elsewhere?
Even if you’ve previously been turned down, or are facing difficulties accessing the right mortgage deal, our mortgage brokers will work to find you a solution.
There is a range of bad credit mortgage options out there, and specialist lenders will consider your situation, even if you have a low credit score, previous satisfied/unsatisfied CCJ’s, Defaults, Late Payments, Arrears etc.
We are committed to helping those with complicated credit reports achieve mortgage approval against the odds. We’ll take the time to understand your past and present financial history, and your home-owning dreams, providing helpful guidance to help you get there.
From perfecting your mortgage application to identifying suitable mortgage deals, we’re here to make the process much more straightforward. It will be move-in day in no time at all!
Do you only work with Kent residents?
We work nationwide, but our team has deep knowledge of Kent’s property market, local authorities, and regional lenders.
What deposit do I need for a first home in Kent?
Most first-time buyers in Kent can secure a mortgage with a deposit of just 5-10% of the property value, though a 15-20% deposit typically unlocks better interest rates and more lender options.
For example, on a £350,000 property (around the Kent average), you’d need:
- 5% deposit: £17,500
- 10% deposit: £35,000
- 15% deposit: £52,500
Government schemes can help reduce your deposit:
- First Homes Scheme – 30-50% discount on new builds for local workers
- Shared Ownership – Buy 25-75% initially, rent the rest
- Help to Buy ISA/Lifetime ISA – Government bonus on your savings
